GUIDELINES FOR SUBMITTING OF ARCHITECTURAL PLANS

Your
La Cresta Homeowners Association Board strives to preserve the highest standard
and quality of life for each owner at La Cresta. As stated in the CC&R’s, architectural
approval must be given for structural or landscape changes prior to the start
of any work, (Article V, Section 19).
These procedures are in place to ensure that the La Cresta Community
maintains a uniform appearance, thus enhancing property values in the long term
and preventing damage to structures. Some examples of items that need Architectural
Approval are: patio covers & trellis, patio decking, pavers, fountains, built-in
barbecues, satellite dish installation, and window replacement, Please remember to refer to your copy of
the La Cresta HOA CC&R’s for a detailed description of allowable
modifications (Article V, Sections 19 through 26 address architectural
changes and improvements).
To
hasten the approval process, please follow these general procedures.

Submit a completed Application For
Architectural Improvements Form and include
o
A general description of the proposed
structural or landscape changes
o
Drawings or sketches clearly describing the
improvement or modification being requested
·
Plans should
o
Be drawn to scale & clearly describe the
project
o
Show location of improvement in relation to
building and exclusive use area boundaries
o
Contain complete dimensions of changes
proposed
o
Provide a description of materials and color
scheme
Listed
on the next page are some guidelines for a few of the more common requests that
are being submitted. The guidelines
have been developed in order to maintain a uniform architectural theme
throughout the property. The
information provided is intended to help each homeowner in getting their plans
approved and to assure that materials are selected and installed properly.
The
last page contains an application form which must be filled out when submitting
requests & plans to the LaCresta HOA Board for approval.
Window
Replacement Requirements
1. Simonton Daylight Max 7300 Series: white vinyl, bullnose fin, 5/8 flat grid
2. Anlin Catalina E narrow frame: white vinyl, flush fin frame, 5/8 flat grid

Application must include:
-
window
style and model number
-
identification of installer or contractor
-
sketches verifying window replacements are
same style as existing windows. i.e. sliders with sliders, single hung with
single hung, fixed with fixed.

Installer or contractor must be an
experienced window contractor
·
Windows are to be installed per
American
Architectural Manufacturers Association guideline standard AAMA
2410-03
Screen Front
Entrance Door Installation/Replacement Information
·
Pre-approved manufacturer: Superior Building
Products, Regent # 3810W.36 3/0
·
Pre-approved color: White
·
New or replacement screen doors may not
damage the stucco or existing door frame
·
Additional
Note:
If the unit is an outside/end unit, homeowner will need to sketch &
dimension information to verify the door will fit properly. Some of these units do not have enough space
for the screen door without damaging the stucco.
Satellite
Dish Installation Information
·
Satellite dish installation must be approved
before work begins. Approved methods of
installation include mounting the dish on a pole in the back yard, strapping
the dish to the chimney, bracket which clamps onto eve fascia.
·
Installation must not damage fascia, roof
tiles, or stucco walls in any way.
·
Holes shall not be drilled in structure walls
to run cables, etc.
·
Make inquiries to Menas Realty about approved
methods of installation or attachment of dish prior to submitting form.
Patio Covers
& Patio Area Modification:
- Patio covers must be white, free standing, and not be attached to the building
- Plans submitted must show basic dimensions and include a sketch of the patio structure
- Installation of patio decking or pavers shall not block existing drains or alter the flow of runoff water in any way.
Submitted
plans will be reviewed for compliance with Section 20 of the CC&R’s and you
will receive a written notice of decision.
In the event that an applications for approval is not rejected within 60
days form the date of receipt, it shall be deemed approved (Article 5, Section
21). Please be aware that the approval
process may take up to 60 days. We
therefore encourage applicant to begin the process well before the work is
scheduled.
Upon
receipt of approval, applicant shall begin construction refinishing or
alteration as soon as practicable and shall complete all work within one (1)
year of commencement, unless it is rendered objectively impossible or would
result in hardship to the Owner due to forces beyond the reasonable control of
the Owner or his/her agents (Article V, Section 22-23).
