Sabre Springs South - Property Management Change

Please check your mail for the notice of the changes with the Sabre Spring South HOA. It appears the NNJ has been canceled and Prescott Management will be starting July 15th. If you have any issues that are controlled by Sabre Spring South please contact Prescott Mgt at 760-634-4700.

Please also note that HOA dues are due in July and update your payments to the new company.... There was a notice mailed out on June 21 with all the changes.

Please note that there is NO CHANGE with LaCresta HOA and Menas Management, they are still the HOA management for LaCresta. But we will be getting a new property manager next week, Once he starts I will post a notice.

Approved Window Replacement

LaCresta has set up one MFG for window replacement.

Window Replacement Requirements

1. Simonton Daylight Max 7300 Series: white vinyl, bullnose fin, 5/8 flat grid

2. Anlin Catalina E narrow frame: white vinyl, flush fin frame, 5/8 flat grid

· Application must include:

- window style and model number

- identification of installer or contractor

- sketches verifying window replacements are same style as existing windows. i.e. sliders with sliders, single hung with single hung, fixed with fixed.

· Installer or contractor must be an experienced window contractor

· Windows are to be installed per American Architectural Manufacturers Association guideline standard AAMA 2410-03

You can use any certified install of your choosing.
Please contact the Property Management team at Menas for the approval forms and more details on the exact window style and color, that is approved.
Two of the installers that have done work at LaCresta in the past and have done good work is:

M&I Windows and
Brothers Home Improvement.

Approved Front Door Screen

If you would like to get approval for a front door screen, please contact Menas and submit your request. If you use the one that is approved by the HOA the process will go very quickly.

Screen Front Entrance Door Installation/Replacement Information

· Pre-approved color: White

· New or replacement screen doors may not damage the stucco or existing door frame

· Additional Note: If the unit is one of the outside/end unit, homeowner will need to sketch & dimension information to verify the door will fit properly. Some of these units do not have enough space for the screen door without damaging the stucco.

Please submit a architectural change request, before you install the screen or make any changes to your unit.
