After Christmas - Tree Removal Rules

After the holiday's Do Not Put the live (or Dead) trees in the trash area. The trash service will not take the trees. They should not be placed in the dumpsters or left in the enclosure areas. A good idea would be to contact the local Boy Scouts Troop # 682.

They are offering a pickup service for a small donation of $10 (min) and it will help out the local kids.

Contact them before Dec.31 2012 at - Troop682TreePickup@yahoo.com to reserve the pickup on Jan.5th. This also tax deductible if don before Jan.1st - Contact them for more info or check the flyer left at your front door last week.

Approved Window Replacement

LaCresta has set up one MFG for window replacement.

Window Replacement Requirements

1. Simonton Daylight Max 7300 Series: white vinyl, bullnose fin, 5/8 flat grid

2. Anlin Catalina E narrow frame: white vinyl, flush fin frame, 5/8 flat grid

· Application must include:

- window style and model number

- identification of installer or contractor

- sketches verifying window replacements are same style as existing windows. i.e. sliders with sliders, single hung with single hung, fixed with fixed.

· Installer or contractor must be an experienced window contractor

· Windows are to be installed per American Architectural Manufacturers Association guideline standard AAMA 2410-03

You can use any certified install of your choosing.
Please contact the Property Management team at Menas for the approval forms and more details on the exact window style and color, that is approved.
Two of the installers that have done work at LaCresta in the past and have done good work is:

M&I Windows and
Brothers Home Improvement.

If you would like to get approval for a front door screen, please contact Menas and submit your request. If you use the one that is approved by the HOA the process will go very quickly.

Screen Front Entrance Door Installation/Replacement Information

· Pre-approved color: White

· New or replacement screen doors may not damage the stucco or existing door frame

· Additional Note: If the unit is one of the outside/end unit, homeowner will need to sketch & dimension information to verify the door will fit properly. Some of these units do not have enough space for the screen door without damaging the stucco.

Please submit a architectural change request, before you install the screen or make any changes to your unit.
