So It is Newsletter time again. Hope everyone is having a Great Year and looking forward to the Holiday Season and 2017.

Monthly Board Meetings:

La Cresta HOA Board meetings are held on the fourth Tuesday of every month and homeowners are encouraged to attend. Meetings are held at Morning Creek Elementary School and begin at 6:30 p.m. During the summer months meetings are held at either the lower or upper pool area.

Holiday Lighting & Decoration:

With the holiday season right around the corner, please remember a few things. Lighting strings should be approved for outdoor use and extension cords used should be run safely. Plastic clips on the rain gutters should be used for hanging lighting strings and any ornaments.
DO NOT USE NAILS OR SCREWS IN THE WOOD FASCIA.
Halloween decorations should be taken down in the first week of November. Diwali lighting decoration should be taken down after the holiday and not left up in anticipation of the Christmas season. Christmas holiday lighting & decorations should not be put up until the day after Thanksgiving, and be taken down by January 10th.
When putting up holiday lighting please keep your neighbors in mind. Bright rapid flashing LED strings should be avoided.

Landscaping & Irrigation:

Be observant and report irrigation problems if you notice a broken irrigation head, or a turf area or planter that isn’t getting enough water. Please contact Menas Realty so we can have the landscapers check it out and make any necessary repairs or adjustments.
With reduced watering, areas of plants & turf are impacted faster if a valve fails to work or nozzles become clogged. Keep in mind that some turf areas may not be quite as green as they were years ago when no concern was given to water use, but nothing should be turning completely brown.

Entry Way Cleanup:

Many types of advertising flyers are left on our doorsteps along with new phone books and other items. Please take a few minutes to check your front door and sidewalk areas and pick up items lying on the ground.
Entry way areas need to be kept clear. Many homeowners like to place a potted plant or similar item in their entryway to add a personal touch to their home. This is fine, but should not be excessive. Entry way areas should not be used as storage areas for shoes, bicycles, toys, etc. Entry way areas need to be kept clear for ease of access in the event of an emergency.

Security Door Maintenance:

Many homeowners have installed the approved security door on their front door. Over time they may rust and need maintenance. Rusty security doors are not very attractive. Take a few minutes and evaluate your security door. If the door has become rusty it should be repainted with white or off-white exterior enamel paint so it looks nice. Notices will be sent to homeowners if needed.

Roof Maintenance:

Over the years the board has worked diligently with roofing contractors to maintain the roof areas of all buildings at LaCresta in order to minimize the occurrence of roof leaks during rainy weather. Unfortunately a few roof leaks occur anyway. When they do every effort is made to get the roofing contractors out to make repairs as soon as possible.
During the Summer the board worked with two different roofing contractors to evaluate the overall
condition of the roofs and if a property wide project was needed. Baseline cost to replace the underlying felt membrane on all buildings was about $2 million.
After discussion with our primary roofing contractor the board has decided to proceed as follows;
If a roof leak develops and the underlying felt membrane for a large area and other roof areas of the same building is determined to be deteriorated badly, then the roof on that entire building will be repaired. Minor leaks will be fixed as needed. This approach is more proactive, yet doesn’t require spending $2 million. Notices will be left on garage doors if a building is scheduled for roof repair.

Architectural Improvements:

Owners wishing to do the following must submit a request to the La Cresta HOA prior to proceeding.
Window replacement: (Simonton & Anlyn)
Patio cover installation: (white vinyl or wood, self supporting, not attached to the building)
Security door installation: (3 models now approved)
Satellite dish installation: (Pole  or Clamps -NO Screwing directly into Stucco or Wood)

Patio area improvements:

Homeowners may decorate back patio areas as they wish. Installing patio brick or concrete is fine as long as drains are kept clear, the area is sloped away from the building, and proper elevations are maintained. All construction plans need to be submitted for approval prior to work beginning and homeowners should review architectural requirements when deciding on all backyard improvements.

Interior remodeling:

As stated in the CC&Rs, homeowners can replace flooring, drywall, carpeting, interior appliances, cabinets, and do kitchen and bathroom upgrades as they wish. No approval is needed from the homeowners association.
Structural modifications are not allowed nor are changes to floor plan layout.
Also, please remember that changes to plumbing and/or electrical systems require a City of San Diego building permit. Using a fully licensed building contractor is highly recommended if you are considering any interior remodeling work.

Garage Doors:

Homeowners are responsible for maintenance and replacement of garage doors as needed. Cracked or broken panels should be replaced. The garage door model is Wayne Dalton 8000. The homeowners association takes care of painting garage doors as part of building maintenance.
Currently many garage doors are very dirty and need to be washed. If your garage door has an accumulation of dirt, take a few minutes to clean it using mild detergent, a bucket, large sponge, and your garden hose with a shut off device on it.

Plumbing Leaks:

Homeowners are responsible for maintenance and repair of plumbing for their units. Water leaks in the rigid copper piping are an unfortunate reality of ownership and do occur. Also check the shut off valves and connecting tubing at sinks & toilets. If you have original hardware it is advisable to replace with new valves and flexible braided tubing.

HVAC Equipment:

With cooler Fall & Winter days ahead we will be turning our furnaces back on. This is a good time to do some basic maintenance. Make sure the filters are clean and the burner is operating properly. If you are unsure about checking the burner flame, you should have a service technician do this for you.
Programmable thermostats are a great way to help reduce energy use and cost.

Note to Dog Owners:

While most dog owners are very good about picking up after their dog, there are a few that aren’t. If you are a dog owner, please clean up after your pet. Dog feces left in the turf areas are a hazard to children playing, and just plain disgusting.

Parking:

Parking is very limited at LaCresta. Please refer to the parking rules if you are unaware of them. Having your vehicle towed can be very expensive.
